How this is calculated. In plain words.
- 1
Evenly: rent and utilities are each divided by the number of roommates.
- 2
By size: the shared percentage of rent is divided evenly, because everyone uses the kitchen, bathroom and living room.
- 3
The rest of the rent is divided in proportion to each bedroom’s square footage. A bedroom left at 0 is ignored.
- 4
Utilities are divided evenly in both methods.
Agree the method in writing before anyone signs. On most leases every co-tenant is responsible for the full rent, whatever the split. This calculator gives an estimate for planning only. It is not financial, tax or legal advice.

Is splitting by bedroom size fair?
It is a common way to price the difference between a big room and a small one. Splitting part of the rent evenly first covers the space everyone shares. Some households also adjust for a private bathroom or parking spot; agree any extras before you sign.
What percentage should be shared space?
There is no rule. Many households pick somewhere between a third and a half, roughly matching how much of the home is kitchen, living room and shared bathrooms. Change the percentage and watch how much the split moves.
Does the landlord care how roommates split rent?
Usually not. On a joint lease each co-tenant is normally responsible for the full rent, so if one roommate pays short, the others still owe it. The split is an agreement between the roommates.
Can each roommate pay their own share in TenantLoop?
Each tenant on a lease has their own portal and can pay from it. Landlords who let by the room can set rooms up as units, each with its own lease and rent. See student housing.
