Student housing, with every roommate on the lease.
Groups of students apply together, share one lease and each pay their own way. TenantLoop handles the household; rooms let as units cover rent by the room. Here is what works today and what does not.

Roommates apply as one household

Each tenant gets their own portal
Rooms set up as units for rent by the room

What works today for student housing. Households, shared leases and rooms.
Roommates apply together
Each roommate fills in their own application and they are linked as one household. A holding fee asked of the household can be paid by any one of them, and it shows as paid for all.
- Linked applications for a household
- A shared holding fee any roommate can pay
- Documents and decision in one place

One lease, several tenants
Every roommate is a tenant on the same lease with their own contact details and portal access, and they all sign the same document online.
- Co-tenants on one lease
- One e-signature request for everyone
- Each tenant sees the lease in their portal

Requests from any room
A broken desk lamp or a leaking shower goes in through the portal with photos and becomes a work order with a vendor and a status the student can follow.
- Requests with photos
- Status the tenant can follow
- Vendor bills on the property

Not built for student housing yet
Rent by the room works by setting each room up as a unit. Beyond that, these are not in TenantLoop today:
- Bed-level inventory and pricing
- Term-based room assignment and matching
- Parent or guarantor portals

Will it fit how you work?
The usual checks.
Can a group of students apply together?
Yes. Each roommate submits their own application and the applications are linked as a household. A household holding fee can be paid by any of them and shows as paid for everyone.
Can I rent by the room?
Yes, by setting each room up as a unit of the property with its own lease and rent. There is no bed-level inventory or pricing engine.
Can each roommate pay their own share?
Each tenant on a lease has their own portal and can pay from it. If you let by the room, each room has its own lease and its own rent.
Is there a portal for parents or guarantors?
Not today. There is no separate parent or guarantor portal.
Can I bring my current records over?
Yes. Properties, units, tenants, leases and opening balances import from spreadsheets, and the trial balance step brings your books across. Self-serve onboarding is free; guided onboarding with a specialist is $149 once, if you want a hand.
