Tenant screening is on its way.

Credit, eviction and background reports will run inside the rental applications you already use in TenantLoop. They are not live yet, and we will not pretend otherwise.

Applications work today. 14 days free on any plan.

An approved rental application in TenantLoop today, with the decision and the fees

What the reports will cover. And one email when they do.

One email when tenant screening switches on. Nothing else, and no sharing.

  • Credit report. Credit history and payment record, to see how an applicant has handled debt.
  • Eviction records. Eviction filings and judgments on record.
  • Criminal background. Where state and local law allow it to be used.
  • Bank and payroll income. Applicants connect the account their pay goes into or their payroll provider, and the income is read for you. Uploads and employer checks work today.

What works today.

Everything around the report.

Applications, fees and documents

Applicants apply online, pay the fee you set and upload documents such as pay stubs. You review everything on one application and decide with the reasons on record.

  • Ask for proof of income on the form
  • Employment confirmed by the employer, by secure form
  • Approve, approve only or reject with reasons

A pipeline that shows who is next

Every applicant sits in the leasing pipeline with how long they have waited, so nobody falls through while you decide.

  • Applications and reviews by stage
  • Days waiting per stage
  • Draft leases and signatures in the same view

Screening questions, answered honestly.

When will screening be available?

When our credit bureau connection is switched on. We will not give a date until it is live and tested. Join the list above and we will email you once, the day it is ready.

Who will pay for the reports?

You will choose: the applicant pays as part of the application, or you cover it. Prices will be published on this page when screening goes live.

Can I screen applicants in the meantime?

Yes. Use any screening service you already trust, ask for income documents on the TenantLoop application (with automatic reminders), send the employer a secure verification form, and record your decision and reasons there.

Can I charge more than the report costs?

Many states and cities cap application and screening fees, and some ban them. Check the rules where your property is before you set a fee.

Will it follow fair housing and credit reporting rules?

That is the plan: consent from the applicant before any report runs, criminal history only where law allows it, and adverse action notices when a report is part of a denial.
