Months before the lease endsA recommendation you can check
The agent reads the tenant’s payment history, tenure and lease record and suggests renewing or not. You see the reasons and approve before anything moves.
Before anyone talks numbersThree offers in your stance
It looks at comparable units in the same property and the unit’s market rent, then drafts a 24-month, a 12-month and a month-to-month offer inside the range you picked. You approve, edit or reject them.
When the offer is builtFollow-up you never have to remember
The tenant gets the offers by email and picks one in the portal, with a reminder every 3 days. The agent drafts the renewal lease for your review and sends it for e-signature.

it stops here for you
Before you hand it a lease. Straight answers.
Will an offer reach a tenant before I see it?
Not by default. Recommendation, Rent & offers and Lease drafted all hold for your approval out of the box, so nothing reaches the tenant until you have seen the numbers and the lease. You can switch a hold off later, step by step.
Where do the offer amounts come from?
From your records, not a guess. It uses comparable units in the same property and the unit’s market rent, and keeps every offer inside the stance you set: Conservative (0 to 3%), Balanced (3 to 6%) or Aggressive (6% and up). It does not pull outside market data.
Can I take over halfway?
Yes. End the run from its page and carry on by hand from the same lease. Everything the agent did so far stays on the record.
What if the tenant wants different terms or does not renew?
If the tenant asks for a term outside the offers, the run comes to you. If the tenant declines, that answer is recorded on the lease and the run ends, so you can start the move-out the usual way.
Does it text my tenants?
The optional check-in that asks whether the tenant plans to stay goes by text, and turns on when texting goes live. Until then, runs start at the recommendation: offers go out by email and the tenant answers in the portal.
Can I try it before it contacts anyone?
Yes. A test run shows which of your leases match your setup and walks the first one through every step, marking where it would wait for you. Nothing is sent during the test.
