Built for the phone in their pocket. Three things residents do most.
Rent paid before the reminder
Residents see what they owe, pay by bank or card and turn on Auto-Pay in a couple of taps. Each payment posts to their lease ledger as it clears.
- Auto-Pay and scheduled one-time payments
- Receipts and a full payment history
- Partial payments only if you allow them

paid, and already on the ledger
A leak reported with a photo
Residents pick a category, describe the problem and attach photos. You get a request you can act on, and they can follow its status instead of calling.
- Maintenance or general requests
- Photos and files on the request
- Status the resident can check

Notices people actually see
Write an announcement once and send it to a property, a few units or everyone. It goes out by email and sits on the home screen of each resident’s portal until the date you pick.
- Recipients by portfolio, property, unit or lease

See integrationsWhat managers ask about residents. Plain answers.
Do residents have to download an app?
No. The tenant portal runs in any phone or computer browser. Residents sign in with a one-time code sent to their email, or scan the QR code you share and find their lease.
What does paying online cost a resident?
Bank transfers (ACH) carry a $1.00 TenantLoop fee, which you pay by default or pass on. Credit cards carry a 3% surcharge paid by the resident where the state allows it; debit cards never do. Rent goes to your own Stripe account.
Can residents set up autopay themselves?
Yes. From the portal they save a bank account or card and turn on Auto-Pay, or schedule a one-time payment for a later date. You can see and cancel scheduled payments too.
What happens after a resident reports a repair?
The request arrives in your Tenant requests list with the category, description and photos. When you change its status or turn it into a work order, the resident sees the update in their portal.
Will residents be able to text us?
Texting is coming soon, once your TenantLoop number is switched on. Today residents reach you through portal messages and email, and announcements go out by email and on the portal home screen.
We have residents who are not comfortable online. Now what?
You can still record payments they make by check or in person, and enter requests for them. The portal is there for the residents who want it, and the records stay in one place either way.
How will your residents pay next month?
