Rent in, bills out, owners paid. One ledger underneath.
A chart of accounts that knows rentals
Deposits, prepaid rent, owner contributions and distributions have their own accounts from the first day, so a deposit never shows up as income.
- Journal entries, bills and owner distributions
- Management fees and budgets by property
- 1099 reports for your vendors

Bank lines that find their match
Connect each bank account once. New lines come in through the feed, bank rules sort the regular ones, and anything that looks like a payment already on file is offered as a match.
- Bank feeds through Plaid, or a CSV statement
- Bank rules for the lines that repeat
- Monthly reconciliation to a $0.00 difference

suggested match, one click to accept
Owner statements, ready to send
Pick a period and the owners, and each statement lists income, expenses and what is left to distribute. Download it as a PDF or email it from the same screen.
- Owner distributions from the statement
- Profit and loss, balance sheet, cash flow and general ledger
- Every report on a cash or accrual basis

Month end, reconciled to the cent
Tick each cleared line against the bank statement until the difference reads $0.00, then save it. Budgets sit beside the actuals, so a heavy repair month shows up before the owner asks about it.
- Saved reconciliations, each with a PDF report
- Budgets by account for every month of the year
- Management fees on charges, on payments, or flat

Every payment, bill and fee, (crossed out: typed in twice) posted once.

Accounting questions, straight answers.
I am not an accountant. Will I manage?
Most of the books fill themselves: rent charges, payments, late fees and bills post from the work you already do in TenantLoop. You mostly review bank lines and send statements. The accounts are set up for rentals from the start.
Can my accountant work in TenantLoop?
Yes. Add them as a user and give them a role. Roles decide what each person can see and change, down to which properties they can open.
Cash or accrual?
Both. Every financial report has an accounting method switch, so you can run the same profit and loss on a cash basis for the owner and on accrual for your accountant.
Can I print checks?
Yes. Pay bills and print the checks from a bank account set up for check printing, on your own printer.
How do I bring my old books over?
Enter opening balances as of your start date, import properties, units, tenants and leases from spreadsheets, and connect your bank for new transactions. Guided onboarding is there if you want help with it.
How are management fees worked out?
Per property, from rules you set: a percentage of charges posted (accrual), a percentage of payments received (cash), or a flat fee, with an optional minimum. TenantLoop creates the fee bills for you.
How do I avoid paying out money that is not the owner’s yet?
Each property can keep a reserve. TenantLoop counts a property’s available funds as its cash, minus the security deposits it holds, minus that reserve, so you can see what is safe to distribute.
Do I still need QuickBooks?
No, the full general ledger is in TenantLoop. If your accountant prefers QuickBooks Online, the QuickBooks sync sends your accounts and transactions there.
