Scattered houses, managed like one portfolio.
Single-family rentals spread across town, each with its own owner and its own quirks. TenantLoop keeps every house, owner and lease in one place, so the drive between them is the only long part.

A house is one step: name it and it has its unit

Each owner sees only their own homes
Move-in photos kept on the lease
What changes for single-family homes. One house at a time, without the busywork.
Add a house in one step
Choose single-family and the property comes with its one unit, so there is no unit setup to repeat for every address. The house shows up in the properties list beside the rest of the portfolio.
- One unit created for you
- Address, owner and photos on the record
- Bulk upload when you take on a portfolio

1 unit, ready to lease
Owners see their own homes
Each owner gets a portal with the profit and loss, payments and requests for the houses they own, and nothing else. Management fees and distributions are worked out from the books, and statements are ready to share.
- Owner portal scoped to their properties
- Management fees calculated for you
- Owner statements from the same ledger

Move-in and move-out on record
Walk the house room by room and add photos and notes to each item. The inspection stays on the lease, so the move-out comparison and any deposit charge have something to stand on.
- Room-by-room items with photos
- Move-in, move-out and routine inspections
- Work orders from what you find

Will it fit how you work?
The usual checks.
Do I have to set up a unit for every house?
No. When the property type is single-family, TenantLoop creates its one unit for you and the wizard only asks for the name and address.
Can an owner see homes that are not theirs?
No. The owner portal is scoped to the properties that owner is linked to: their statements, payments, requests and shared files only.
How are management fees handled?
You set the fee rule on the property or owner, and TenantLoop works it out from collected rent and posts it to the books before distributions.
Is there a phone app for walk-throughs?
TenantLoop runs in the phone browser, so you can do an inspection on site and add photos as you go. There is no app-store app yet.
Can I bring my current records over?
Yes. Properties, units, tenants, leases and opening balances import from spreadsheets, and the trial balance step brings your books across. Self-serve onboarding is free; guided onboarding with a specialist is $149 once, if you want a hand.
