Self storage, run as its own property type.
Storage is a property type in TenantLoop, so units, short leases, monthly charges and notices work the way they do for any rental. If you also run apartments or retail, they share the same books. Read what it does not do before you switch.

What works today for self storage. Units, charges and notices.
A storage property with its units
Add the facility as a storage property and each unit as a unit, with size and description. Units show as let or vacant on the same lists as the rest of your portfolio.
- Storage property type
- Units with size and notes
- Bulk upload from a spreadsheet

Charges on any schedule
Rent and fees run as recurring charges at the interval you choose, on short leases or month to month. Tenants pay in the portal or on autopay, and late fees follow your rules.
- Recurring charges at any interval
- Month-to-month and short leases
- Late fees with a grace period

Notices and files per unit
Send a notice to every tenant at the facility by email and in the portal, and keep agreements and photos filed on the unit or the lease.
- Announcements by email and portal
- Files tagged to the unit or lease
- Search across every file

What a storage-only system does that we do not
TenantLoop is general property management software. These storage-specific tools are not in it:
- Gate access codes and access control
- Unit maps, online move-in and unit reservations
- Lien and auction workflows

Is TenantLoop built for self storage?
It is general property management software with a storage property type. Units, recurring charges, autopay, late fees, notices and accounting work for storage; gate access, unit maps and auctions do not exist.
Can I bill weekly?
Yes. Recurring charges can run at the interval you choose, and leases can be short or month to month.
Can I run storage alongside apartments or retail?
Yes. A storage property sits in the same account as residential and commercial properties, with one set of books and one rent roll.
Can tenants text us through TenantLoop?
Not yet. Texting is coming soon. Today tenants reach you through portal messages and email, and both land on the tenant record with the rest of the history.
Can I bring my current records over?
Yes. Properties, units, tenants, leases and opening balances import from spreadsheets, and the trial balance step brings your books across. Self-serve onboarding is free; guided onboarding with a specialist is $149 once, if you want a hand.
See if it fits your facility.
