Commercial leases, with the math already done.
Suites, square footage, pass-throughs and scheduled increases. TenantLoop keeps commercial terms on the lease and works out CAM shares and sales tax from the books, so year end is a report and not a project.

CAM charges by square footage
One lease across several suites

What changes for commercial. Terms that stay on the lease, not in a binder.
One lease, several suites
A tenant that takes two suites signs one lease linked to both units. Charges, deposits and the term live on that lease, and the rent roll shows both suites as let.
- Multi-unit leases
- Commercial property types without beds and baths
- Deposits and terms on the lease

CAM, reconciled from the books
Bill CAM monthly by square footage, then reconcile at year end. The reconciliation pulls actual expenses from the profit and loss, works out each tenant's pro-rata share and shows what is owed or refunded.
- Recurring CAM charges by square footage
- Year-end reconciliation report
- Pro-rata shares from actual expenses

Increases and sales tax, scheduled
Put the next rent step on the recurring charge with its start date and it happens on time. Charges can carry sales tax, and the taxable liability report shows what to remit.
- Future increases on recurring charges
- Sales tax on charges, edited in bulk
- Taxable liability report for remitting

Which commercial property types can I set up?
Office, retail, shopping center, industrial, storage, parking, co-working and other. Commercial types skip beds and baths and keep square footage on the unit.
How does CAM reconciliation work?
You bill CAM through the year as a recurring charge. At year end the CAM reconciliation report takes actual expenses from the profit and loss, applies each tenant's pro-rata share and any admin fee, and shows the balance owed or due back, which you post as a charge or credit. CAM charges and the reconciliation report work on every plan.
Can one lease cover more than one suite?
Yes. Link several units to one lease. You can also remove a unit from the lease later if the tenant gives a suite back.
Can I charge sales tax on rent?
Yes. Recurring charges can carry sales tax, you can change tax on many charges at once, and a taxable liability report lists what you collected for remitting.
Can I bring my current records over?
Yes. Properties, units, tenants, leases and opening balances import from spreadsheets, and the trial balance step brings your books across. Self-serve onboarding is free; guided onboarding with a specialist is $149 once, if you want a hand.
