The basics. What it is and who it suits.
What does TenantLoop do?
It runs the day-to-day of rental property in one login: rent and fees, property accounting, leasing, maintenance, tenant and owner portals, reports, and AI that drafts, answers and carries routine jobs inside your rules.
Which properties does it handle?
TenantLoop is built for property managers, management companies, owners, landlords and investors, whatever the portfolio looks like:
- Residential: single-family, multifamily, condos, townhomes and apartments
- Commercial: office, retail, industrial, storage and parking
- Student housing and mobile home communities
- Affordable and workforce housing
- Community associations and HOAs
You are new. Why should I trust you?
Fair question. We do not have a wall of reviews, so we let the product and the prices speak: every plan starts with a 14-day trial, the prices are on the site, and the security page lists exactly what is in place.
Does it work on a phone?
Yes, in the phone's browser, for managers, tenants and owners alike. There is no app-store app yet. How mobile access works.
Plans and billing.
The numbers, all of them.
What does it cost?
Per unit, per month, with a monthly minimum: Starter $1.50 (minimum $59), Pro $2.25 (minimum $139), Premium $4.00 (minimum $349). Billed yearly, 18% less. Work out your bill.
How do the three plans differ?
All three are the full platform. Starter has no AI. Pro adds the AI Assistant. Premium adds the AI Receptionist, the Maintenance Ops agent and the Lease Renewal agent.
Do I need a card for the trial?
Yes. You pick a plan and add a card at sign-up. Nothing is charged for 14 days, we email you 3 days before the first charge, and cancelling takes one click.
Do I pay for each teammate?
No. The bill is per unit, so adding people to your team does not change it.
What do online rent payments cost?
ACH: $1.00 a payment, paid by you or passed to the tenant. Card: a 3% surcharge paid by the tenant on credit cards, plus a $1.00 fee paid by you. Money goes to your own Stripe account.
Are e-signatures included?
Pro includes 10 requests a month and Premium 30. Beyond that, and on Starter, each request is $1.50.
Switching over. Bringing your portfolio across.
How do I move my data in?
Import properties, units, tenants, owners, leases, vendors and opening balances from spreadsheets or your old software. Doing it yourself is free; guided onboarding with a specialist is $149 once.
Which apps can it replace?
Separate tools for bookkeeping, rent payments, e-signatures, listings, maintenance tracking, owner statements and tenant messages.
Do I still need QuickBooks?
No, TenantLoop has full property accounting. If your accountant keeps a QuickBooks Online company, TenantLoop can sync transactions to it.
Is tenant screening included?
Not yet. The screening step in the application is built, and reports switch on once our credit bureau partner is connected. Until then the page says coming soon.
Privacy and security.
Short version; the long one is on the security page.
Who can see my data?
The people you invite, limited by the role you give them and, if you like, by property. Agents work inside the same permissions.
Where do card and bank details go?
Straight to Stripe and Plaid. TenantLoop never stores card numbers or bank logins.
Can I turn on two-step sign-in?
Yes, with a one-time code at sign-in. Google and Apple sign-in are there too.
Can I get my data out?
Yes. Lists and reports export to files you can open in a spreadsheet. Read the security page.
AI and agents. What they do, and what they will not.
Which models does TenantLoop use?
The agents run on Anthropic's Claude Opus 5.5 and the AI Assistant on Claude Sonnet 5.5.
Will an agent act without asking me?
Only on the steps you leave open. Each step can wait for approval, anything outside your rules goes to your team, and every action is in the activity log.
Do agents send texts to tenants?
Not yet. The AI Receptionist answers tenant emails and portal messages today, and texts follow once your TenantLoop number is switched on.
Everything else.
The odd ones.
Which languages are supported?
English and Spanish, for your team in the app and for tenants and owners in their portals, following each person’s language preference.
Which countries?
TenantLoop is built for US portfolios and US dollars.
Can I ask for a feature?
Please do. Use Share feedback inside the app or write to us; most of our list started that way.
Where does the name come from?
Renting is a loop: list, lease, collect, fix, renew. TenantLoop keeps the whole loop on one record.
