Affordable housing, with both shares of rent tracked.
Part of the rent comes from the tenant and part from the housing authority. TenantLoop tracks both, reconciles the HAP payment and keeps Section 8 reports one click away. What it does not do yet is said plainly below.

Tenant share and HAP share on one ledger

Section 8 rent roll and delinquency reports
HAP reconciliation by housing authority

What changes for affordable housing. Two payers per lease, one clear ledger.
Two payers, one ledger
Charge the tenant portion and the housing authority portion separately on the lease. Each payment lands against its own charge, so you can see at a glance which side is late.
- Separate tenant and HAP charges
- Payments matched to the right share
- Late balances by payer

Section 8 reports, ready to run
The affordable housing reports sit in their own category of the report library: a Section 8 rent roll, HAP reconciliation and Section 8 delinquency, filtered by housing authority. All three are on every plan.
- Section 8 rent roll
- HAP reconciliation
- Section 8 delinquency

its own report category
Inspections with photos
Prepare for a housing inspection with your own room-by-room walk-through. Photos and notes stay on the lease, and anything that fails becomes a work order.
- Room-by-room items with photos
- Work orders from failed items
- History kept on the lease

What TenantLoop does not do yet
We would rather say it here than in a sales call. If your programme depends on one of these, keep your compliance tool alongside TenantLoop, or book a demo and ask us first.
- Income certifications and recertification tracking
- LIHTC compliance and set-aside tracking
- HUD forms such as the 50059 or TRACS submissions
The first week of the month.
Both shares, tracked.

What changes on day one.
And what stays the same.
Can I track the housing authority payment separately?
Yes. Post the tenant portion and the HAP portion as separate charges on the lease. Payments apply to the matching charge, and the HAP reconciliation report shows what each authority paid against what was due.
Which affordable housing reports are there?
A Section 8 rent roll, HAP reconciliation and Section 8 delinquency, each filtered by housing authority. They sit in the affordable housing category of the report library and, like tenant and HAP charges, work on every plan.
Does TenantLoop handle income certifications or LIHTC compliance?
No. There is no certification, recertification, LIHTC or HUD form workflow today. Many teams keep a compliance tool for that and run rent, accounting and maintenance in TenantLoop.
Can tenants text us through TenantLoop?
Not yet. Texting is coming soon. Today tenants reach you through portal messages and email, and both land on the tenant record with the rest of the history.
Can I bring my current records over?
Yes. Properties, units, tenants, leases and opening balances import from spreadsheets, and the trial balance step brings your books across. Self-serve onboarding is free; guided onboarding with a specialist is $149 once, if you want a hand.
