Mobile home communities, lot by lot.
Set the community up as a property and each lot as a unit. Lot rent, water and fees run as recurring charges, residents pay in the portal, and park repairs keep a record. The parts we have not built are listed too.

Each lot is a unit with its own lease

Lot rent, water and fees on recurring charges
One notice to the whole park

What works today for a park. Lots, charges and repairs.
Lots as units
Add the community as a property and every lot as a unit, each with its own lease, ledger and resident portal. The rent roll lists every lot and its balance.
- One unit per lot
- A lease and ledger per lot
- Bulk upload from a spreadsheet

Lot rent and fees on schedule
Lot rent, water, trash and pet fees run as recurring charges on each lease. Residents pay in the portal or on autopay, and late fees follow your grace period.
- Several recurring charges per lot
- Autopay from the portal
- Late fees on your rules

Park repairs with a record
Road patches, a water line or a lot light: open a work order on the property or the lot, assign a vendor and file the bill against the right place.
- Work orders on the park or a lot
- Vendors and due dates
- Bills posted to the property

Not in TenantLoop for parks yet
Lots, charges and repairs work today. These park-specific tools do not:
- Sub-meter reading imports for utility billing
- Home title and ownership records
- Park-owned home sales and financing

What changes on day one.
And what stays the same.
How do I set up lots?
Add the community as a property and each lot as a unit. Every lot then has its own lease, ledger and resident portal.
Can I bill water or trash with lot rent?
Yes, as separate recurring charges on the lease, entered as a set amount. TenantLoop does not import sub-meter readings.
Can residents pay online?
Yes. Residents pay in the portal by bank or card, once or on autopay, into your own Stripe account.
Can tenants text us through TenantLoop?
Not yet. Texting is coming soon. Today tenants reach you through portal messages and email, and both land on the tenant record with the rest of the history.
Can I bring my current records over?
Yes. Properties, units, tenants, leases and opening balances import from spreadsheets, and the trial balance step brings your books across. Self-serve onboarding is free; guided onboarding with a specialist is $149 once, if you want a hand.
