Counting the cash you put in.
What counts as cash invested?
Every dollar you put in up front: the down payment, closing costs and any repairs or other cash spent before the first tenant moves in.
How is cash-on-cash different from cap rate?
Cap rate ignores the loan and compares net operating income with the price. Cash-on-cash compares the cash flow left after the loan payment with the cash you put in, so financing changes it.
Can cash-on-cash be negative?
Yes, when the loan payment and expenses are higher than the rent you collect. The calculator shows it as a negative percentage.
Is the result advice?
No. It is an estimate for planning, using only the numbers you type. Nothing is saved or sent anywhere; the calculation runs in your browser.
