See how an applicant’s income compares with the rent using the common income-to-rent rule.
Income Verification
Updates as you type
same rule for every applicant
How this is calculated. In plain words.
- 1
Monthly income is annual income divided by 12.
- 2
Required income is monthly rent times the multiple you set, often 2.5x to 3x.
- 3
The income-to-rent ratio shows how many times the rent the applicant earns.
Use consistent criteria for every applicant and check local rules on income requirements. This calculator gives an estimate for planning only. It is not financial, tax or legal advice.
Income rules, checked.
Is 3 times the rent a legal requirement?
No. It is a common rule of thumb, and 2.5 times is also used. Some cities limit income requirements, for example for voucher holders, so check local rules before you set yours.
Should I use gross or take-home pay?
The usual rule uses gross income before tax, which is what this calculator expects. If you use take-home pay instead, lower the multiple and apply it to every applicant.
Where do applicants send proof of income in TenantLoop?
On the online rental application: employment history, other income and uploaded documents sit on the application you review. Screening reports inside TenantLoop are coming soon.
Is the result advice?
No. It is an estimate for planning, using only the numbers you type. Nothing is saved or sent anywhere; the calculation runs in your browser.
