net yield is the honest one
How this is calculated. In plain words.
- 1
Gross yield is annual rent divided by the property value.
- 2
Net yield subtracts annual expenses from rent before dividing by value.
This calculator gives an estimate for planning only. It is not financial, tax or legal advice.
Gross, net and when each helps.
What is the difference between gross and net yield?
Gross yield divides a year of rent by the property value. Net yield subtracts a year of expenses first, so it is always lower and closer to what you really keep.
When is yield more useful than cap rate?
Gross yield is a quick screen when you only know the price and rent. Once you have real expense numbers, net yield and cap rate tell you more.
Is the result advice?
No. It is an estimate for planning, using only the numbers you type. Nothing is saved or sent anywhere; the calculation runs in your browser.
