same rule for every applicant
How this is calculated. In plain words.
- 1
Household income is the sum of every applicant’s gross monthly income plus other income.
- 2
Required income is the monthly rent times your income multiple.
- 3
Debt-to-income adds rent to monthly debt payments and divides by household income.
- 4
The household passes when income meets the requirement and debt-to-income is at or under your limit.
Apply the same criteria to every applicant and follow fair housing and local screening laws. This calculator gives an estimate for planning only. It is not financial, tax or legal advice.

Why check debt-to-income as well as the income multiple?
An applicant can earn three times the rent and still carry car, card and loan payments that leave little room for rent. Adding rent to monthly debts and dividing by income shows how stretched the household would be.
Should co-applicants’ incomes be combined?
Many landlords combine the income of everyone who will sign the lease, since each co-tenant is usually responsible for the full rent. Whatever you choose, use the same rule for every household.
Which income counts?
Gross monthly income before tax, from each applicant, plus other regular household income you can verify, such as benefits or support. Ask for the same kind of proof from everyone.
Is the result advice?
No. It is an estimate for planning, using only the numbers you type. Nothing is saved or sent anywhere; the calculation runs in your browser.
