The short version
- A free Oregon edition of our room rental agreement template, as a PDF to print and a Word file to edit.
- Oregon does not generally set a dollar or months limit on security deposits, though a landlord cannot add or raise a deposit during the first year except for an agreed change such as a pet.
- The landlord has 31 days after the tenancy ends and the tenant gives up possession to return the deposit or the part not claimed.
- Except in an emergency, after a tenant's written repair request or by agreement, the landlord gives at least 24 hours of actual notice and enters only at reasonable times.
- Have a Oregon attorney review your final version before you use it.
An agreement for renting one bedroom in a shared home, with private and shared areas, house rules, a fair utility split and clear notice terms. This edition fills in the Oregon rules we could confirm and marks the rest as blanks to check.

Before you use it
- A room rental agreement covers one private room plus shared use of common areas like the kitchen and bathroom.
- House rules on guests, quiet hours, cleaning and shared costs prevent most housemate disputes.
- Some states treat a renter who lives with the owner differently, especially for eviction, so check before you rely on it.
- Fair housing law still applies to most room rentals, though some owner-occupied homes have narrow exemptions.
