Before you use it
- Commercial leases are negotiated between businesses, so fewer legal protections apply and the written terms matter more.
- The biggest money questions are how base rent rises over time and who pays operating costs, taxes and insurance.
- Permitted use, exclusive use and assignment clauses decide what the tenant can do with the space.
- Some states and cities require specific commercial lease disclosures, so check before you sign.
How to fill it in
- Underlined spaces are blanks to fill in. The small label says what goes there.
- Shaded boxes mark rules that change by state. Look up the rule where the property is located.
- Delete clauses that do not apply, and add any disclosures your state or city requires.
